Armani Beach Residences at Palm Jumeirah is an ultra-luxury beachfront project by ARADA on the eastern side of Palm Jumeirah’s outer crescent. This low-density development has 57 individually designed homes, including 2-, 3-, 4- and 5-bedroom residences, penthouses and two presidential suites.
The building combines Tadao Ando's architecture with Armani/Casa interiors. Floor-to-ceiling glass, large terraces and sea-facing layouts bring Arabian Gulf and Dubai skyline views into each home. Buyers can choose light or dark interior styles, while penthouse and presidential-suite owners can request a more personal Armani/Casa design.
Residents have access to 90,000 sq ft of amenities. These include a private beach, spa, indoor pool, gym, sauna, ice bath, landscaped deck, infinity pool, children’s pool, cinema, concierge, valet parking and smart-home controls. Buyers comparing off-plan apartments in Dubai or homes in Palm Jumeirah should treat this as a rare branded residence, not a normal apartment project.
ARADA says construction remains on track for completion in 2027. Current unit availability, resale status, payment terms, service charges and final specifications must be checked before booking.
Notable Points
- Limited supply: With only 57 homes, the project offers more privacy and less direct competition than a large tower. The small number of units can support rarity, but it also gives buyers fewer similar sales for price comparison.
- Market evidence: Palm Jumeirah recorded 28 sales above US$10 million in Q4 2025, the highest number among Dubai communities. ARADA also reported an AED92.5 million five-bedroom sale here in March 2026. This shows demand, not guaranteed future growth.
- Best buyer: This project suits a high-net-worth end user, second-home buyer or long-term investor who values brand, design, privacy and a prime beachfront address. It is not a good fit for a first-time buyer or anyone focused mainly on high rental yield.
- Buy with care: Compare the exact view, floor, area, terrace, parking, resale premium, service charges and contract terms. Ask for current availability and construction details because a brand name alone does not protect the buyer from price or completion risk.
