The Valley is a master‑planned suburban community created by Emaar Properties. It occupies a large parcel of land along the Dubai–Al Ain Road (E66) within Dubailand, a planning zone earmarked by the Dubai Government for leisure and residential clusters. Dubailand stretches from the outskirts of the city towards Al Ain and hosts theme parks, resorts, and villa communities, and The Valley is one of the few freehold districts inside this zone. Emaar advertises the community as a family‑oriented town where homes are surrounded by green spaces, central parks, playgrounds, and a Golden Beach.
The Valley sits on the southern side of Dubai and is directly connected to the Dubai‑Al Ain Road. Emaar’s official Eden page notes that this road is the main route between Dubai and Abu Dhabi; residents can easily access Dubai Outlet Mall, Dubai Rugby Sevens, and the city’s international airport. The community’s entrance also links to Jebel Ali–Lehbab Road (E77), creating a loop that connects to Expo Road and the future Etihad Rail. Dubailand’s planning regulations favour low‑rise, low‑density developments - The Valley takes advantage of this by reserving large areas for parks, walkways, and community facilities.
The master plan promotes low‑density living with an emphasis on townhouses and standalone villas. Emaar’s concept includes a Town Centre with retail and dining, a Sports Village, a Pocket Park network, Golden Beach, and kilometres of walking/jogging trails. Each residential cluster is positioned around green corridors to encourage walkability; cars are kept to the edges where possible. According to the AskDubaiProperty overview, the community integrates a central green spine and open spaces while maintaining connectivity to major roads and planned public transport. Amenities like cafes, farmers’ markets, and community gardens are part of later phases such as Farm Gardens, reinforcing the idea that daily needs are available within walking distance.
Eden was the first cluster launched in November 2019. Emaar offered three and four‑bedroom villas with architectural styles named Spruce, Iris, and May Bell. Eminence Properties reports that the development was launched in November 2019 and reached completion in June 2023. Early marketing positioned Eden as a green neighbourhood near Al Ain Road with pocket parks and a Town Centre. Off‑plan sales were priced from about AED 1.16 million, making it an entry‑level villa community within Emaar’s portfolio.
Nara introduced three‑ and four‑bedroom townhouses. Independent property portals note that Emaar launched Nara in August 2021 and offered three façade styles (Aston, Palma, and Charm). Off‑plan Dubai lists the starting price around AED 1.34 million. Nara’s design built on Eden by adding sikkas (green pedestrian alleys) and communal pocket parks.
Talia is described as the third community within The Valley and continues the townhouse theme. Seven Skys, citing official project information, notes that Talia comprises 328 townhomes and launched on 14 January 2022 with handover scheduled for March 2025. Off‑plan Properties records launch pricing from about AED 1.45 million. Talia expanded the green “sikka” network and introduced new park areas and community gardens.
Orania marked the fourth phase. Metropolitan’s project brief notes that Orania was launched in Q2 2022 and offered 308 two‑storey townhouses in three and four‑bedroom layout. A Boville Real Estate listing states that townhouses start from AED 1.529 million and measure around 1,896 sq ft. Orania’s handover is scheduled for late 2025. It retains the green corridors and adds parks oriented around children’s play areas.
Farm Gardens introduced stand‑alone villas with a rural twist. Propsearch describes the sub‑community as being located at the intersection of the E66 and E77 roads; construction began in March 2023, with handover expected August 2026. The development includes botanical gardens, ghaf forests, community farming allotments, barbecue areas, and stargazing platforms. Top Luxury Property estimates that four‑ and five‑bed villas in Farm Gardens were launched at around AED 5.1 million.
Elora is considered the sixth phase. Metropolitan states that it launched in Q1 2023 and comprises 430 sustainable two‑storey townhouses. Silverstone Luxury Realty notes that townhouses start from about AED 1.6 million with handover expected in Q3 2026. Homes are offered in “Moon” and “Mysk” design styles and feature floor‑to‑ceiling windows for natural light.
Rivana introduced twin villas-semi‑detached homes with three to five bedrooms. Luxhabitat lists built‑up areas from about 3,080 sq ft and an estimated handover in March 2027. According to Top Luxury Property, launch pricing started around AED 2.8 million.
Propsearch records that Alana began construction in November 2023. The sub‑community contains approximately 322 three, four, and five‑bedroom twin villas; units were launched from about AED 3.5 million. Alana sits near The Valley’s central park and Golden Beach and shares amenities with the broader development.
Nima followed in late 2023 with around 430 townhouses. Propsearch notes that construction started in November 2023 and that units come in three‑ and four‑bedroom layouts. Payment plans are typically 90 % during construction and 10 % on handover. The same portal reports starting prices around AED 2.1 million.
Vindera is one of the first 2024 launches. Propsearch describes it as a sub‑community with around 578 three‑ and four‑bedroom townhouses; sales launched with prices from about AED 3.17 million. The payment schedule requires a 10 % deposit, 70 % during construction and 20 % on handover, with completion anticipated in December 2029.
Lillia is a low‑rise townhouse cluster launched in January 2024. Propsearch states that it comprises around 406 townhouses and sits adjacent to The Valley Park. Launch prices started from approximately AED 2.05 million, and the payment plan is 10 % deposit, 80 % during construction, and 10 % on handover, with completion due in June 2028.
Elea is planned for delivery in June 2028 and features three‑ and four‑bedroom homes with parks and landscaped gardens. Emaar’s design concept shows houses spaced apart to create private plots and minimalist facades. Propsearch notes that Elea sits at the intersection of the E66 and E77 roads, sharing amenities such as barbecue areas, gyms and jogging tracks. A launch price was not publicly disclosed, so it is omitted.
Later in 2024, Emaar introduced Velora and Venera, featuring three and four‑bed townhouses. PropertyFinder reports that Venera sales opened on 23 September 2024 with prices from around AED 2.5 million and an expected completion in September 2028. Similar information exists for Velora, where units launched around August 2024 with prices close to AED 2.9 million (cited from widely‑reported sales data). Future phases such as Avena, Avena 2, Farm Gardens 2, Kaia, and Ovelle have been announced for 2025-2026 with larger villas; for example, Ovelle villas scheduled for 2029 handover start from about AED 7.1 million. Because these launches are recent, details may change.
The Valley’s pricing has evolved steadily as the community matured. Early phases like Eden (2019) introduced three‑ and four‑bed villas from roughly AED 1.16 million. Nara townhouses launched around AED 1.34 million, while Talia’s 2022 release started at about AED 1.45 million. By mid‑2022, Orania townhouses were marketed from about AED 1.52 million. The price step reflects community progress and rising demand. As Emaar introduced larger homes, prices increased: Farm Gardens villas entered the market around AED 5.1 million, Rivana twin villas from around AED 2.8 million, Alana villas from about AED 3.5 million, and Nima townhouses near AED 2.1 million. Recent clusters like Vindera and Lillia have starting prices in the AED 2-3 million range. Future phases, such as Ovelle, propose luxury villas from about AED 7.1 million. These ranges are approximate historical launch prices, not current resale values.
Ongoing launches show a shift towards larger homes, sustainability and lifestyle amenities. New clusters like Vindera, Lillia and Elea focus on larger plot sizes, more privacy and refined façades. They introduce community gardens, allotments and eco‑friendly features such as solar panels or water recycling (where specified). Payment plans have become more flexible, with deposits as low as 10 %. Announcements in 2024-2025 (Velora, Venera, Avena and Kaia) suggest continued demand for townhouses priced around AED 2–3 million, while luxury villas like Ovelle cater to buyers seeking secluded plots and more spacepropertyfinder.ae.
The Valley’s multiple phases allow buyers to compare homes across different price points, layouts and handover timelines within a single master‑planned framework. Early phases like Eden and Nara suit first‑time buyers seeking affordable entry into a villa community, while later phases such as Farm Gardens, Alana and Ovelle target larger families with higher budgets. Shared amenities-Golden Beach, Town Centre, Sports Village, parks and jogging trails-ensure consistent lifestyle quality regardless of phase. Buyers can evaluate townhouses vs. villas, twin villas vs. stand‑alone homes, and choose between immediate handover (e.g., Eden, Nara) and future completion (e.g., Vindera, Ovelle). This layered development strategy makes The Valley suitable for a consolidated community page where users can compare projects, track price evolution and understand how the neighbourhood is growing.
