Tower B combines apartments with 235 offices, with the office section extending up to the 15th floor. Its specifications list separate office and residential elevators. Buyers should therefore compare the tower, access arrangements and apartment position alongside the floor plan.

For buyers considering off-plan apartments in Dubai, Spectre’s appeal is its central location and range of residential options. Its roadside setting also makes orientation and potential traffic noise worth checking.

The brochure advertises a 50/50 payment plan and completion on 31 December 2028. Request the dated payment schedule and contractual completion terms before deciding whether the purchase fits your finances and moving plans.

  • Professionals planning a future central-Dubai home. Spectre’s Al Jaddaf position may suit buyers travelling towards Downtown or Oud Metha. Tower A offers apartments without offices in the tower. Check the actual workday journey and road-facing orientation; the brochure’s December 2028 completion does not suit an immediate move.

  • Investors prepared to compare individual one-bedroom units. Spectre includes 546 one-bedroom homes, counting Royal Suites. That creates considerable choice within the project. Compare usable space, floor, outlook and service charges before buying; another similar layout may compete with yours when renting or reselling.

  • Small families considering a two-bedroom apartment. The brochure’s standard two-bedroom entry is AED 1,949,999. Tower A is worth examining if avoiding an office component matters. Compare the school journey and room dimensions; only three three-bedroom residences are listed across the entire project.

  • Buyers comfortable with a potentially substantial final payment. Spectre advertises 50/50, but the brochure does not identify payment dates. If half is due at handover, a standard one-bedroom starting at AED 1,199,999 would require roughly AED 600,000 then, before other costs. Confirm the schedule and funding first.

Binghatti Spectre is in Al Jaddaf, near the DEWA headquarters site and beside the Al Khail Road corridor, as shown on the brochure’s location map. The developer identifies connections to Al Khail Road, Oud Metha Road and Sheikh Zayed Road. This position gives buyers access towards Oud Metha, Dubai Healthcare City, Zabeel and Downtown Dubai. Al Jaddaf combines existing residential buildings, hotels and services with continuing development; the immediate surroundings should not be treated as a finished master-planned community. The practical advantage is access to established parts of Dubai without relying on future transport projects. The trade-off is the roadside setting: inspect the proposed apartment’s orientation, surrounding plots and approach roads before choosing. Al Jaddaf Metro serves the wider district, but a convenient walk from Spectre’s entrance has not been verified. Future rail proposals are not counted as existing project access.
