The building is configured as ground + two podium levels + 14 residential floors + roof. Its 50/50 payment structure places 20% at booking, 30% during construction, and 50% at completion. Imtiaz currently gives Q1 2028 as the estimated completion date; separate DLD-sourced portal data shows August 2028, so the SPA date should be checked before reservation.

- Buyers are comfortable with a large completion payment. The brochure’s 50/50 plan leaves 50% due at completion, not after handover. Because the original schedule included a June 2026 instalment that has passed, anyone booking now should request the current unit-specific schedule rather than rely on the launch sheet.
- Investors planning to hold into 2028 rather than depend on a quick resale. Imtiaz states Q1 2028, while DLD-sourced portal data shows August 2028. Also, 113 of 170 brochure-listed homes are 1-bedroom units, so floor, view, and competing one-bedroom supply matter. No return is guaranteed.
- Families or higher-budget buyers who value larger layouts. The 2- and 3-bedroom homes include maid’s rooms; only nine 4-bedroom duplexes are listed, with private pools.
