Overview
Binghatti Luxuria is a residential and retail tower situated within District 4 of Jumeirah Village Triangle (JVT), a master‑planned neighbourhood in New Dubai. The project combines ground‑floor shops and podium‑level parking with a slender high‑rise that introduces a contemporary grid aesthetic to its surroundings. The tower rises from three basement levels and a ground‑floor retail hub through four podium levels to 24 residential floors, with a mechanical floor and rooftop above. Its satin‑chrome exoskeleton acts as solar shading and provides residents with enhanced privacy. Deep, stepped terraces encourage natural light while creating shaded outdoor spaces and softening the building’s mass.
Designed as a curated collection of homes, the development offers 457 apartments across studios, one‑bedroom, and two‑bedroom layouts. The unit mix is balanced: 213 studios, 195 one‑bedroom units, and 49 two‑bedroom units, catering to singles, couples, and small families. Twelve retail units on the ground floor activate the street frontage and supply everyday conveniences. The plot measures approximately 3,131.72 square metres (33,709.52 sq ft), allowing generous podium and amenity zones without crowding the apartments above.
Binghatti’s design philosophy emphasises restraint and material quality. Interiors feature oak wood elements, marble countertops, aged bronze metal accents, and glass mesh detailing. Colour palettes are deliberately subdued, with hand‑aged stone and bespoke finishes lending tactile depth. Floor plans encourage free movement of light across living spaces, and each residence is positioned to maximise city views while maintaining privacy. Safety and comfort are enhanced through 24‑hour monitoring and modern surveillance systems.
The fifth floor hosts a resort‑style amenity deck. Residents have access to adult and children’s swimming pools, a jacuzzi, shaded pavilions, outdoor and indoor gyms, an aerobics platform, multi‑purpose play areas, grass sunbathing zones, and landscaped walkways. These facilities are intended to transition occupants from the city’s pace to a calmer rhythm. In addition, the tower is oriented to overlook JVT’s parks and the neighbouring communities of The Springs and Jumeirah Islands, offering open views rather than dense urban vistas. Overall, Binghatti Luxuria presents a composed residential environment that blends contemporary architecture, functional planning and amenity‑rich living.
