Sobha Sanctuary is a wellness‑led master community being developed by Sobha Realty in Dubai. Announced in January 2026 as the developer’s largest project to date, the 37.5 million sq ft development sits off Dubai-Al Ain Road near Sobha Elwood. Francis Alfred, Managing Director of Sobha Realty, has confirmed that the entire development will be completed over four to eight years, with first handovers from the third quarter of 2029. He also noted that the project will be delivered in at least three phases. Each villa precinct is designed as a gated, self‑contained neighbourhood with its own security and amenities, while apartment districts are planned to support population density and sustain on‑site schools, hospital facilities, and retail.
Initial phases that have been officially launched include The Brooks, The Grove and The Greens. These villa neighbourhoods sit within the broader master plan and are described in more detail below. Villas range from 4 to 6 bedrooms with private pools, terraces and smart‑home technology. Homes are positioned away from high‑activity zones, with layered landscaping that preserves quiet but still offers access to community facilities. Historical launch pricing for estate villas has been reported from around AED 3.99 million, although actual prices vary based on size and specification. The Greens is described as a vibrant residential cluster shaped around family life, daily rituals and green open space.
