Know what you are paying for before booking

An 850 sq ft apartment may give you less indoor space than a 780 sq ft apartment. The difference could sit in the balcony, walls or layout. Before choosing the larger number, check what it measures.
Quick answer: Compare Dubai apartment sizes using the same documented area definition. Separate indoor and balcony space, check room dimensions, and calculate price per square foot on a clearly named basis. Confirm the unit plan against your contract before booking.
When comparing off-plan properties in Dubai, put the exact unit plans beside each other. A project’s advertised size range cannot tell you how a particular apartment will work for your furniture, family or intended tenant.
What do the different apartment area labels mean?
The useful question is: “What is included in this number?”

Do not treat “suite area,” “carpet area” and “registered net area” as interchangeable. A suite figure does not automatically represent clear floor space after every wall and obstruction is removed.
Article 13 of Dubai’s off-plan registration implementing bylaw adopts net area for registration, calculated as determined by Dubai Land Department. It does not make every marketing label an identical measurement.
Is the balcony included in a Dubai apartment’s size?
Check the unit’s own area schedule. Some developer plans explicitly add the balcony to the suite area to produce the total.
For example, the official Emaar Collective 2.0 brochure, PDF page 33, shows these figures for Tower B, two-bedroom Unit 03 on Level 01:

Here, 700.62 + 26.37 = 726.99 sq ft. The balcony is included in that published total. This is a documented layout example from an existing brochure, rather than a current availability or price claim.
DLD Real Estate Data page also lists property size, balcony area and common-area fields separately. That is a reason to preserve the labels, not to assume a universal formula for every advertisement.
Apply this check when reviewing Emaar off-plan projects or another developer’s plans. Ask for the exact apartment type and plan revision.
Compare the price using two clearly named areas
A lower advertised price per square foot can hide a smaller indoor footprint.
The following two one-bedroom apartments are illustrative examples. They are not real listings. Assume both plans define suite area consistently, and total area equals suite plus balcony. Prices exclude registration and other acquisition costs.

Calculations are rounded to the nearest dirham or one decimal place:
- Price per total sq ft: purchase price ÷ documented total area.
- Price per suite sq ft: purchase price ÷ documented suite area.
- Balcony share: balcony area ÷ total area × 100.
Apartment A looks cheaper using total area. Apartment B costs AED 50,000 more, but provides 80 sq ft more suite area. Its price per suite square foot is approximately 7.7% lower.
That changes the discussion. You are comparing whether the extra indoor footprint is worth the additional cash, rather than choosing whichever listing shows the lowest rate.
Neither calculation proves market value. Views, floor level, building quality, location, payment terms and layout still matter. Keep the balcony’s value in the decision; an indoor-area calculation simply makes the trade-off visible.
For a full cost comparison, add registration charges and any applicable administrative, agency and financing costs from each written quotation. Repeat the calculation using that combined acquisition cost and the same named area basis.
When browsing off-plan apartments in Dubai, request these figures for shortlisted units before reserving one.
Test the rooms rather than trusting drawn furniture
A furnished plan can make a compact room look comfortable. Check the dimension lines and the plan’s notes before judging it.
For example, a bedroom labelled 3.0 m wide does not automatically offer 3.0 m of unobstructed clearance. Confirm the measurement endpoints, wardrobe position, columns and door swing.
Use your own furniture dimensions. An illustrative bed frame 1.8 m wide placed across a genuinely clear 3.0 m width leaves 1.2 m combined at its sides. Splitting that equally gives 0.6 m per side, before adding bedside tables or other obstructions.
This is a furniture-fit calculation, not a building-code minimum or a room approval.
Run the same test on the living room. Can the sofa, dining table and television fit while keeping a usable route to the balcony? Check whether the laundry position and storage arrangements work for daily use.
For a project such as Rosehill by Emaar, review the plan for the quoted apartment, not just the project gallery. A different unit type or floor can change the space you are evaluating.
Which space should you prioritise?
There is no single ideal apartment size for every buyer. Start with the person who will use it.

These are practical selection criteria, not predictions of rent or resale performance.
A larger balcony may be exactly right for you. A smaller total apartment with more suitable indoor rooms may be the better choice for someone else. Your budget must also support the payment schedule and ownership costs.
What if the completed apartment is smaller?
Compare the contractual and completed measurements on the same basis.
Article 13 says the developer must compensate the purchaser where the actual net area is more than 5% below the contractual net area. It uses the net area in the sale agreement and unit plan as the comparison basis. The DLD buyer FAQs describe the same shortfall rule.
This does not mean you can automatically cancel the purchase, stop instalments or deduct a sum from the final payment.
Ask for the measurement evidence and a written explanation. If the discrepancy affects your purchase, have the signed documents reviewed by a qualified UAE property lawyer. DLD also offers a real estate survey application to establish actual property area and details, subject to its requirements.

Six questions to send before paying a booking amount
Ask the developer or agent to answer these against the proposed unit:
- What are the tower, floor, apartment number and layout code?
- What does each area label include, and are walls or shafts included?
- How much balcony or terrace area is inside the advertised total?
- Which area is stated in the SPA and attached unit plan?
- Are room dimensions clear internal measurements, and is the drawing to scale?
- Which area produces the quoted price per square foot, and what are the complete purchase costs?
Keep the replies with the quotation and plan. Pause if the unit references differ, the numbers cannot be reconciled, or the explanation changes between documents.
Choose the apartment whose documented space, room proportions and total cash commitment fit your purpose. The largest advertised number should not decide the purchase on its own.

Is carpet area the same as suite area in Dubai?
Do not assume so. Ask how both were measured and how walls, columns, shafts and outdoor space were treated. Use consistent documented definitions when comparing apartments.
Does a Dubai apartment’s advertised size include the balcony?
It can. The Collective 2.0 brochure example above includes balcony area in its total. Check the exact developer plan and contract rather than applying that example to every listing.
How do I convert square metres to square feet?
The DLD measurement FAQs state that square metres are multiplied by 10.7639104. For example, 70 sq m is approximately 753.47 sq ft. Conversion changes the measurement unit; it does not change what the area includes.
Is a bigger apartment always a better investment?
No. Consider the purchase price, usable layout, intended tenant, location, ongoing costs and competing options. A larger advertised area alone does not establish rental income, net yield or resale value.
Which area should I use for price per square foot?
Name the area beside the calculation. Use the same documented total-area basis for total-area comparisons, and a separately verified suite or usable-area basis when assessing indoor space.
