Compare the space before comparing the price

Two four-bedroom villas can have very different gardens, room sizes and layouts. Before deciding which offers better value, check what the advertised square footage measures.
Quick answer: Plot size measures the land within the villa boundary. Built-up area measures constructed space across floors and can include more than indoor rooms. Compare the documented area definitions, floor plan and plot plan before comparing prices.
When you compare off-plan villas in Dubai, request both the floor plan and the exact plot plan. A bedroom count and one area figure are not enough to compare the homes.
What plot size and built-up area measure
| Area label | What it describes | What to check |
|---|---|---|
| Plot area | The land within the property boundary | Exact plot number, boundary, dimensions and registered or approved plan |
| Built-up area or BUA | Constructed area, potentially spread across several floors | Measurement method and included spaces |
| Saleable area | The area labelled for sale in the developer documents | Its component schedule and contractual definition |
| Usable indoor space | Space available for rooms, furniture and movement | Clear dimensions, walls, stairs, storage and circulation |
| Ground-level footprint | The space buildings occupy on the site | Footprints of the villa and separate structures, counted once |
Plot size describes the land. BUA describes construction, including upper floors. The two figures cannot tell you the garden size on their own.
The Dubai Building Code, section A.5.2.2, measures BUA from external walls and includes balconies, terraces, covered parking and other specified constructed spaces. Uncovered landscaping and lightweight shading structures are among its exclusions. This is why BUA should not be treated as clear indoor living space.
Ask the developer to explain the definition used for the quoted villa and reconcile it with the area schedule and Sale and Purchase Agreement, or SPA. Keep the original labels when comparing documents.
Read an official villa brochure example
The official Sobha Elwood brochure, PDF page 70, gives these figures for the four-bedroom Type C Mirror villa:
| Brochure label | Published figure |
|---|---|
| Minimum plot area | 6,200.01 sq ft |
| Maximum plot area | 6,216.16 sq ft |
| Saleable area | 4,968.73 sq ft |
The page shows ground and first floors, including balconies and an open terrace. Its disclaimer says plot profiles and final areas can vary. The developer's Elwood project page also uses the label saleable area.
Keep that label. Replacing it with BUA or usable indoor area would add an assumption the table does not establish. Subtracting 4,968.73 from the minimum plot gives 1,231.28 sq ft, but this is not a garden measurement: saleable area and the ground-level footprint are different measures.
This is a document-reading example from a public brochure. Obtain the latest plan and area schedule for the specific villa before reserving. You can use the Sobha Elwood villa project page to request the relevant floor plans and current unit information.
Compare price per square foot on a named basis
The following two four-bedroom villas are illustrative. They are not listings or price guidance. Assume the BUA figures use the same documented measurement method and the prices exclude acquisition costs.
| Comparison | Villa A | Villa B |
|---|---|---|
| Purchase price | AED 5,400,000 | AED 5,650,000 |
| Documented BUA | 3,500 sq ft | 3,800 sq ft |
| Plot area | 5,400 sq ft | 5,000 sq ft |
| Price per BUA sq ft | AED 1,543 | AED 1,487 |
| Price per plot sq ft | AED 1,000 | AED 1,130 |
Price per BUA square foot is purchase price divided by documented BUA. Price per plot square foot uses plot area instead. Rates above are rounded to the nearest dirham.
Villa B costs AED 250,000 more and has 300 sq ft more BUA, while Villa A has 400 sq ft more land. B looks less expensive on the BUA calculation; A looks less expensive on the plot calculation.
Both calculations use the full property price. Neither isolates the value of the land or the building, and neither establishes market value. Location, specification, plot position, payment terms and completion timing still affect the comparison.
My recommendation is to name the area beside every rate. Where two quotations use different area definitions, resolve that difference before comparing their price per square foot.
Estimate garden space from the plot plan
Start with the ground-level building footprints, then identify the other areas you want to keep separate from planting or open garden space. Ask for dimensions and a scaled site plan.
Continue the illustrative comparison with these assumed, non-overlapping areas. The building footprints include any covered garage or separate building; the uncovered access allowance is counted separately.
| Ground-level allocation | Villa A | Villa B |
|---|---|---|
| Plot area | 5,400 sq ft | 5,000 sq ft |
| Less all building footprints | 2,050 sq ft | 1,900 sq ft |
| Less uncovered driveway and access | 550 sq ft | 550 sq ft |
| Less pool | 250 sq ft | 250 sq ft |
| Less other paving and service areas | 200 sq ft | 200 sq ft |
| Remaining for potential garden or open use | 2,350 sq ft | 2,100 sq ft |
For Villa A, the calculation is 5,400 minus 2,050 minus 550 minus 250 minus 200, leaving 2,350 sq ft. This estimate does not confirm a single usable rectangle or permission to build anything.
Check garden depth, side passages, privacy and access from the living room. Narrow strips can be useful for planting but may not fit the dining table or children's play space you have in mind. A pool and patio are valuable outdoor amenities too; they are separated here only to make the garden allowance clear.
Confirm setbacks, utility access and proposed changes against the approved plot documents and community requirements. A large plot does not itself establish permission for an extension or pool.
Check the cash commitment alongside the space
Extra space must fit your payment capacity. For an illustrative schedule requiring 20% on booking and a cumulative 40% of the price within the first 12 months, the comparison would be:
| Illustrative payment | Villa A | Villa B |
|---|---|---|
| 20% booking payment | AED 1,080,000 | AED 1,130,000 |
| Total price instalments in first 12 months, including booking | AED 2,160,000 | AED 2,260,000 |
The 20% booking payment is included in the 40% total. This assumed schedule is unrelated to the Sobha brochure example and does not represent an available offer.
These figures exclude registration, administration, applicable agency and financing costs, landscaping and other ownership expenses. Add the amounts from each written quotation. The Dubai off-plan buying costs and fees guide explains how to assemble the wider budget.
Request every instalment date and the handover balance. A favourable area comparison cannot make an unaffordable payment schedule suitable.
Decide which space matters to you
More plot area can suit a family that will use the garden regularly. Prioritise its shape, privacy, shade and upkeep as well as the total number.
More usable indoor space can suit a larger household, frequent guests or working from home. Check room dimensions, storage and stairs. Additional BUA concentrated in a garage or terrace may not solve a need for a larger bedroom.
A smaller plot may suit someone who wants easier outdoor upkeep and good shared community facilities. It may be a poor fit for a buyer whose main requirement is a substantial private garden.
For a rental purchase, assess the intended tenant, total cost and competing homes. Extra square footage alone does not establish higher rent or easier resale. If you are still choosing a property type, compare the broader Dubai off-plan property options against the same household and budget needs.
Allow for plan changes and ownership costs
Check for unconfirmed area breakdowns, mismatched plan revisions and outdoor features outside the contractual specification. Confirm what will be delivered and review any material revision clauses before committing.
Include landscaping and maintenance in the ownership budget. Future alterations need the applicable approvals, and neither a large plot nor a low price per square foot establishes a future rental or resale outcome.
Questions to resolve before paying a booking amount
- Which exact villa, plot number, layout code and plan revision does the quotation cover?
- What does each published area label include, and which area appears in the SPA and attached plans?
- Are the plot boundary, dimensions and ground-level building footprints documented?
- How are the garage, balconies, terraces, ancillary rooms and upper floors treated?
- How much outdoor space suits your intended use, after access and other planned allocations?
- Are the pool, landscaping, kitchen items and other shown features included in the specification or optional?
- What is the complete purchase cost and cash due during construction and at handover?
For registered property, the DLD Property Map Request service includes land and villa maps, subject to its requirements. For an off-plan purchase, request the appropriate approved and contractual plans from the developer for the selected unit.
Keep the quotation, dated plans and written replies together. Clarify conflicting unit references or unexplained area differences before committing.
Frequently asked questions
Can a villa have more BUA than plot area?
Yes. Construction can extend across multiple floors. Compare the total across floors separately from the ground-level footprint and plot boundary.
Does BUA tell me how much indoor living space I get?
It does not establish that by itself. The stated measure can include spaces beyond indoor rooms. Ask for the area breakdown and check clear room dimensions.
How can I estimate the garden size?
Use the exact site plan. Identify building footprints, access, pool, paving and service areas without double-counting. Then check the shape and dimensions of the remaining space.
Which area should I use to compare villa prices?
Calculate rates on clearly named, consistently defined areas. Review both the constructed-space and plot comparisons alongside location, specification and the full purchase cost.
Should I always pay more for a bigger plot?
Pay more only when the documented space, position and permitted use justify the total cost for your needs. A larger boundary does not guarantee a more useful garden or a higher resale value.
What if the completed villa area differs from the contract?
Compare the figures on the same measurement basis and request the supporting records. DLD offers a real estate survey application for establishing actual property area and details. Ask a qualified UAE property lawyer to review any contractual claim or proposed remedy.
