Jumeirah 2 can feel removed from central Dubai without actually being far from it. Its low-rise streets sit close to the coast, while Business Bay, Downtown Dubai and City Walk remain within a practical drive. That balance is the area’s strongest day-to-day advantage.
The established part of Jumeirah 2 is mainly associated with detached villas, private plots and a small number of residential compounds. Along the Dubai Water Canal and newer waterfront sites, the property choice is different: apartments, penthouses, branded residences and a limited number of high-value villas. Buyers should not compare these two parts of the market as if they offer the same ownership experience or ongoing costs.
For families, the attraction is space, a settled neighbourhood and access to schools, healthcare, shops and the beach. For apartment and second-home buyers, newer developments offer a more managed residential model near the water and central business districts. The main trade-offs are the high cost of entry, limited Metro access inside the community and the need to examine future construction around canal and peninsula sites.
Use the project cards on this page to compare the Jumeirah 2 properties currently listed. For a wider shortlist, browse off-plan properties across Dubai or compare luxury homes in Dubai.
Jumeirah 2 is not one uniform development. The established villa streets, residential compounds, Dubai Water Canal buildings, Jumeirah Bay Island and Peninsula Dubai each need a separate comparison.
Villa buyers should check the plot, age and condition of the building, renovation history, road position, privacy, parking and title. Apartment or branded-residence buyers should compare the building’s management model, service-charge information, number of residences, facilities, parking, view direction and future neighbouring construction.
Current market listings show homes in developments such as Eden House The Canal, Mr. C Residences, Four Seasons Private Residences Dubai, The Rings and Peninsula Dubai Residences. Rosewood has also officially announced its hotel and residences at Peninsula Dubai. These names provide a comparison set; they do not confirm that a particular unit is available.
Buyers focused on managed buildings can also compare off-plan apartments in Dubai. Those who want a private plot should review the wider selection of off-plan villas in Dubai.
Family end users: Established villas can suit buyers who value plot space, privacy and access to Jumeirah or Al Safa schools. The trade-off is a car-led routine and the maintenance responsibility that comes with an older or individually built home.
Central waterfront buyers: Canal and peninsula residences may suit buyers wanting managed apartment living near the coast and central districts. Compare service charges, brand services, parking and construction around the exact building.
Long-term buyers: New waterfront projects may add depth to the area, but they also create competing supply and periods of nearby work. A longer holding period may fit better than relying on a quick resale.
Buyers who should compare elsewhere: Metro-dependent, budget-led or yield-first buyers may find a clearer fit in Business Bay or another apartment district. Villa buyers should also compare Jumeirah 1, Jumeirah 3 and Al Wasl before deciding.
Jumeirah 2 lies on Dubai’s coast between Jumeirah 1 and Jumeirah 3. Jumeirah Beach Road and Al Wasl Road are the main local routes, while the Dubai Water Canal provides a clear geographic connection toward Business Bay and Sheikh Zayed Road. City Walk, Downtown Dubai, DIFC and the beach are all reachable by car without crossing the city.
The community is established, with schools, clinics, hospitals, shops, restaurants and places of worship in or near the wider Jumeirah and Al Wasl area. New development is concentrated around selected canal and waterfront sites rather than across every residential street.
There is no Metro station inside Jumeirah 2. Business Bay is the nearest commonly referenced Red Line station by car, but the area works best for residents who drive or use taxis. Beach access also varies: some properties are near public coastal areas, while resort, island and branded-residence beaches may be private or controlled.
Approximate driving times; actual travel time may vary with traffic and route conditions. Times also depend on the exact starting point within Jumeirah 2.
| Destination | Approximate drive | Why it matters |
|---|---|---|
| Jumeirah Beach / public coastal access | 3–7 minutes | Beach use depends on the nearest available access point |
| Jumeirah Archaeological Site | 3–6 minutes | Local heritage site within the Jumeirah 2 area |
| Four Seasons Resort Dubai at Jumeirah Beach | 3–7 minutes | Established beachfront hospitality and dining address |
| Emirates Hospital Jumeirah | 5–8 minutes | Full-service hospital in the local area |
| Jumeirah Bay Island | 5–10 minutes | Island residences and Bvlgari Resort, reached by bridge |
| Dubai Water Canal and Safa Park | 7–12 minutes | Waterfront paths, park space and connection toward Business Bay |
| Business Bay Metro Station | 8–12 minutes | Nearest commonly used Red Line station by car |
| Horizon English School | 8–12 minutes | British primary school in the wider Jumeirah/Al Safa area |
| Mercato Shopping Mall | 8–12 minutes | Everyday retail, cinema and dining in Jumeirah 1 |
| City Walk | 10–15 minutes | Retail, dining and access toward central Dubai |
| Dubai Mall and Downtown Dubai | 12–18 minutes | Major retail, leisure and business destination |
| Dubai International Airport | 20–25 minutes | International airport; allow longer at peak periods |
Established now: Low-rise villa streets, Jumeirah Beach Road and Al Wasl Road, nearby schools and healthcare, established retail and dining, coastal access points, Dubai Water Canal, Jumeirah Bay Island and completed residences in selected developments.
Still changing: Peninsula Dubai and other waterfront projects are adding new branded residences, hospitality and supporting facilities. Rosewood’s official opening date applies to its own hotel and residences, not to the completion of the entire area. Buyers near development sites should check the current construction position and the approved surroundings of the exact plot.
Confirm whether the address is legally recorded as Jumeirah Second, Jumeirah 2, Jumeirah Bay Island or another project-specific location.
Verify the title type and foreign-ownership eligibility for the exact property through the project documents and Dubai Land Department channels.
For a villa, inspect the plot boundaries, building condition, renovation approvals, utility capacity, access, parking and ongoing maintenance needs.
For an apartment or branded residence, request the unit plan, parking allocation, management terms, current or estimated service charges and complete fee schedule.
Check the actual view from the unit and the status of neighbouring plots. A marketing image is not evidence that a view is protected.
Separate completed facilities from amenities that are planned, private or tied to a specific hotel or residence.
Confirm current price, availability, payment terms, completion date and resale conditions before paying a reservation amount.
| Area | May suit buyers who want | Main point to compare |
|---|---|---|
| Jumeirah 1 | A similar coastal villa setting closer to City Walk and old Jumeirah landmarks | Building age, traffic and distance from the preferred school or workplace |
| Jumeirah 3 | Established villas with access toward Kite Beach and Umm Suqeim | Commute distance to Downtown and the exact beach-road position |
| Al Wasl | A central low-rise neighbourhood without paying specifically for a coastal address | Beach access, plot position and road noise |
| Business Bay | More apartment choice and direct Metro access | Density, traffic, service charges and the difference between canal and inland buildings |
Yes. “Jumeirah 2” is widely used on property websites and in everyday conversation, while “Jumeirah Second” may appear in official addressing or transaction records. Check the exact address in the title and project documents.
The established neighbourhood is predominantly villa-led, with some compounds and lower-rise buildings. Newer canal, island and peninsula developments add apartments, penthouses, branded residences and a limited number of villas. The mix differs sharply by micro-location.
Do not rely on an area-wide answer. Eligibility and ownership type can differ by property and project. Confirm the title status and buyer eligibility through the developer documents, Dubai Land Department records and independent legal advice where needed.
No Metro station is located inside the community. Business Bay is commonly the nearest Red Line option by car. Jumeirah 2 is more practical for residents who drive, use taxis or arrange a first-and-last-mile connection.
The community is coastal, but access is not identical from every street or building. Some beaches and waterfront facilities are public, while resort, island or residence areas can have controlled access. Check the route and access conditions from the exact property.
It may suit buyers seeking a central coastal location, a villa plot or a branded waterfront residence. Suitability depends on the purchase price, holding period, costs, tenant or resale audience and competing supply. Rental income, resale value and appreciation are not guaranteed.
