Check the premium before choosing your apartment

You have shortlisted two apartments in the same off-plan project. The layouts look alike, but the higher unit costs more. Before paying the difference, establish what the extra money buys and when you will need it.

Quick answer: A higher floor is worth paying for when the verified view, privacy or daily experience justifies the full extra cost. For investors, compare the additional purchase commitment with supportable net rent, rather than assuming height guarantees better returns.

When comparing off-plan apartments in Dubai, ask for the exact unit references, floor plans and quotations. An advertised starting price can't tell you whether a higher-floor apartment offers better value.

Compare the apartments before comparing the floors

There is no useful citywide floor number that tells you which apartment to buy. Floor 12 in a short building and floor 12 above a large podium can have different surroundings. Establish the residential level, orientation and what lies outside the windows.

Start with the same building, layout, documented area, specification, parking, payment terms and handover expectation. A larger balcony, different aspect or discounted payment plan can explain part of the price difference.

Check What could justify paying more What needs closer attention
Outlook A view that matters from the living room and bedroom Nearby plots, tower spacing and possible future obstruction
Privacy and light Useful separation from neighbouring homes Overlooking from another tower, shading and afternoon sun
Daily access Lift arrangements that suit your household Parking route, lift zoning and reliance on lifts
Immediate surroundings A position away from activity you want to avoid Podium pools, loading areas, mechanical equipment and roads

Height does not establish quiet, comfortable temperatures or a usable balcony. Check the building design and orientation. For an unfinished tower, identify what the documents can establish and what will remain uncertain until completion.

What does the floor premium cost in cash

The following example is hypothetical. It is not a live quotation, market premium, rental forecast or offer from a named developer.

Assume two apartments have the same layout and area. The lower unit costs AED 1.5 million; the higher unit costs AED 1.65 million. The price premium is AED 150,000, or 10%.

Both use an assumed 60/40 plan: 20% at booking, 10% at month six, 10% at month 12, 20% later during construction and 40% at handover. The construction share includes the booking payment. This is an illustrative schedule, not a standard timetable for every 60/40 plan.

DLD's initial-sale registration service lists 2% for the seller and 2% for the purchaser. This example assumes the buyer funds the full combined 4% at booking. Confirm the allocation, collection dates and any written waiver for the actual transaction.

The example also funds an illustrative AED 10,000 allowance for other buying costs at booking. It is a modelling input, not an official tariff or developer administration quote. Replace it with itemised charges. Financing, furnishing and refundable deposits are excluded.

Cash requirement in this example Lower floor Higher floor Extra funds
Property price AED 1,500,000 AED 1,650,000 AED 150,000
Booking payment at 20% AED 300,000 AED 330,000 AED 30,000
Assumed buyer-funded registration at 4% AED 60,000 AED 66,000 AED 6,000
Other buying costs allowance AED 10,000 AED 10,000 AED 0
Total at booking AED 370,000 AED 406,000 AED 36,000
Month six payment at 10% AED 150,000 AED 165,000 AED 15,000
Month 12 payment at 10% AED 150,000 AED 165,000 AED 15,000
Cumulative by month 12 AED 670,000 AED 736,000 AED 66,000
Later construction payments at 20% AED 300,000 AED 330,000 AED 30,000
Handover payment at 40% AED 600,000 AED 660,000 AED 60,000
Total modelled acquisition cost AED 1,570,000 AED 1,726,000 AED 156,000

The cumulative and total rows are summaries; do not add them again to the individual payments. The extra booking instalment is AED 30,000, but the complete additional commitment is AED 156,000 in this model.

Map the actual dates. A construction-linked instalment follows the milestones defined in the contract; a dated instalment follows its stated due date. A handover delay does not, by itself, tell you that every payment moves. Post-handover instalments must also be included if the selected plan has them.

How much more rent would justify the premium?

For an investor, higher rent and a higher percentage return are different outcomes. Compare the income left after ownership costs with the full capital committed.

Continue the hypothetical cash-purchase example for one stabilised rental year after handover. Assume annual rent of AED 100,000 for the lower unit and AED 105,000 for the higher unit. Assume AED 20,000 of annual operating costs and vacancy allowance for each. Equal costs are a simplification, not evidence that all floors cost the same to operate.

Illustrative annual result Lower floor Higher floor
Annual rent before costs AED 100,000 AED 105,000
Operating costs and vacancy allowance AED 20,000 AED 20,000
Net operating income AED 80,000 AED 85,000
Modelled acquisition cost AED 1,570,000 AED 1,726,000
Net operating yield on acquisition cost 5.10% 4.92%

Net operating yield = annual income after operating costs and vacancy allowance divided by total acquisition cost, multiplied by 100.

The higher unit produces AED 5,000 more annual net income but requires AED 156,000 more capital. To match the lower unit's yield, it would need approximately AED 87,949 net income, or AED 107,949 annual rent with the same AED 20,000 allowance. That is about AED 108,000, rather than the assumed AED 105,000.

Use the unrounded figures when calculating the threshold. This is an operating-yield comparison, not an annualised return from booking. It excludes financing, personal taxes, sale costs and capital growth, and there is no rental income assumed during construction.

Check available registered sale and rent evidence through DLD's Real Estate Data, then reconcile the comparables with unit documents. A project average does not isolate floor level. Asking rents are competition, not proof of a completed tenancy; a future off-plan rent remains an estimate.

Do higher floors automatically have higher service charges

DLD's service-charge guidance describes an owner's share using the registered unit area and approved project costs. Do not add a surcharge simply because the floor number is higher. Ask for the specific unit's charge basis and any separate service arrangements.

Use the DLD Service Charge Index where an applicable approved budget is available. A future off-plan estimate is not an approved invoice. The existing off-plan service-charge guide explains what to request before booking.

Check the view and the completion risk separately

Request the dated floor plan, the unit stack or vertical position, orientation and the site plan supporting the advertised outlook. Ask what is planned on adjoining parcels and whether the view wording appears in the sale documents. An illustration of an open outlook does not establish a permanent right to that view.

For luxury apartments in Dubai, the view may be a major reason for the price. Distinguish what is documented from what is projected, especially where neighbouring phases remain unbuilt.

DLD's Project Status Enquiry provides completion-percentage and project-detail information. Use it for the project check; it does not, by itself, establish a permanent view or guarantee the handover date. Review completion, variation and resale conditions in the SPA, and obtain legal advice if an important commitment is unclear.

Which choice fits your purchase

Buyer priority When a higher floor may fit When a lower or middle floor may fit
Your own home You value the documented outlook and can fund the premium comfortably Access, layout or retaining cash matters more to your household
Rental income Comparable evidence supports enough extra net rent The lower acquisition cost produces a stronger yield under supportable assumptions
Future resale The unit offers a useful distinction at a supportable price The premium depends mainly on optimistic future buyer demand

A higher floor is less suitable when the purchase stretches your later instalments or depends on an uncertain view. A lower unit is less suitable when its noise, privacy or outlook would stop you or your intended tenant using the home comfortably. Neither position guarantees an easier resale.

Before booking request these six items

  1. Two unit-specific quotations with the exact building, floor, layout, area and parking allocation.
  2. Dated plans showing the unit position, orientation and known surrounding development.
  3. An itemised cost statement with registration allocation, contractual charges and incentives in writing.
  4. The complete payment schedule and the amount needed at handover.
  5. The service-charge estimate, its basis and any applicable approved information.
  6. Closely matched rent and sale evidence, with asking figures clearly separated from completed transactions.

Make the decision around the benefit you can verify

Pay more when the higher apartment gives you something you value and the complete payment commitment remains comfortable. For an investment, test the additional cost against supportable net income. If the evidence is weak, do not build your purchase around recovering the premium later.

Compare the same details across your shortlist of Dubai off-plan properties, then choose the unit whose price, payment dates and practical benefits fit your purpose.

Frequently asked questions

Which floor is best to buy in Dubai

There is no single best floor. Compare the exact unit's outlook, layout, privacy, access, total cost and payment dates. For investment, test the floor premium against closely matched income evidence.

How much extra should I pay for a higher floor

There is no universal percentage to apply. Calculate the actual price difference between comparable units and decide whether the benefit justifies the complete extra commitment. A developer's price ladder does not guarantee the same premium at resale.

Does a higher floor always produce a better rental yield

No. Rent can increase by less than the acquisition cost. In the illustrative example above, the higher unit earns more net income but has a lower operating yield. Future rent and vacancy can change the result.

Are service charges higher on upper floors?

Do not assume so. Check the registered area, applicable approved project budget and any separate services. The floor number alone is not an adequate cost quotation.

Can the view from an off-plan apartment change

It can be affected by surrounding development. Review the current plans, known neighbouring phases and the sale documents. Seek legal clarification before treating a view statement as a binding permanent commitment.

Should an end user choose the same floor as an investor

Not necessarily. An end user may reasonably pay for daily enjoyment, privacy or a preferred outlook. An investor needs a separate test of rent, costs, payment capacity and the alternatives available to future tenants and buyers.
