Compare the written deal before choosing your route

You have found a project you like. The developer's sales team offers to handle the purchase. An agent offers to help with the same project. Before choosing, you want to know whether one route costs more and what support you will receive.
Quick answer: Buying directly from a Dubai developer does not automatically mean a lower price. An agent may add comparison and transaction support. Choose using matched written quotations, confirmed fees, payment timing and the services actually agreed.
Understand which purchase you are comparing
This guide compares buying a unit from the developer's inventory directly with buying that developer unit through an agent. In both cases, check the developer-issued quotation, reservation documents and Sale and Purchase Agreement, or SPA.
An off-plan resale is a different comparison: the seller is an existing purchaser, and transfer conditions and fees can differ. Confirm who is selling before comparing the numbers.
If you are still choosing a project, start by comparing off-plan properties in Dubai against your budget, purpose and payment capacity. The sales route comes after deciding whether the property itself fits.
| Consideration | Developer direct | Through an agent |
|---|---|---|
| Project information | Comes from the developer's sales team | May be explained and compared by the agent; obtain developer documents |
| Alternatives | Focuses on that developer's stock | Can include several developers within the agent's actual coverage |
| Price and incentives | Confirmed by a written unit quotation | Confirm developer-approved terms and any separate agency promise |
| Follow-up | Confirm the developer contacts and process | Agree the agent's tasks and availability as well |
Does buying direct save the agent fee
On many primary off-plan sales, the developer pays the brokerage commission. Gulf News reported this practice through comments from Arada and Object 1 representatives in its off-plan buying guide. Using an agent therefore does not automatically add a buyer-paid commission.
That is a description of common practice. The DLD brokerage FAQs explain that commission is determined by agreement, with prevailing custom applying where it is unspecified.
Before signing, ask whether you owe any brokerage, advisory, processing or other service charge, when it is due and whether VAT applies. Get the answer in writing. A developer-paid commission does not establish that every separate service is included.
Also ask which projects the agent can actually compare and whether commission incentives affect the recommendation. A brokerage relationship does not by itself prove impartial advice. Look for a clear explanation of the project's drawbacks and suitable alternatives.
Compare the same unit and payment schedule
A cheaper quotation can reflect a different floor, view, plot, release or payment deadline. It may have little to do with whether you approached the developer or an agent.
For off-plan apartments in Dubai, match the building and unit number, floor, area, parking and view. For off-plan villas or townhouses in Dubai, also match the plot, layout and documented position.
| Item to match | What the written comparison should show |
|---|---|
| Property | The exact unit or plot and included specifications |
| Contractual price | The agreed price after any developer-approved reduction |
| Instalments | Every amount, date, payment trigger and handover balance |
| Fees | Government charges, their allocation, administration and any buyer-side service fee |
| Incentives | Provider, amount, calculation base, eligibility, deadline and payment date |
| Support | Agreed tasks, responsible contacts and any separately charged services |
Request quotations with issue and expiry dates. Have the developer confirm any claimed special allocation or price. Avoid treating identical pricing as a universal rule, or assuming that either route always receives a better deal.
Compare the full cash requirement
An agent's advice should help you understand each payment. Compare the complete schedule whichever route you choose.
Assume the same apartment costs AED 1,500,000 through either route, with 20% now, 10% in month six and 70% at handover after the first year. These figures are hypothetical, with no separately agreed buyer-side brokerage fee.
DLD's initial-sale registration service lists 2% for the seller and 2% for the purchaser. This example assumes the buyer funds the combined 4% on the agreed price. Confirm the allocation and registered value for your transaction.
| Cash-flow item | Direct purchase | Agent-assisted purchase |
|---|---|---|
| 20% property payment now | AED 300,000 | AED 300,000 |
| Assumed buyer-funded registration now | AED 60,000 | AED 60,000 |
| Initial cash subtotal | AED 360,000 | AED 360,000 |
| 10% property instalment in month six | AED 150,000 | AED 150,000 |
| First-year cash subtotal | AED 510,000 | AED 510,000 |
| 70% property balance at later handover | AED 1,050,000 | AED 1,050,000 |
With matching prices and payment dates, assess the agent's advice, alternatives and agreed follow-up.
The subtotals exclude fixed registration and processing fees, administration, bank or currency costs, financing and ownership expenses. Add verified charges and any separately agreed services. The guide to Dubai off-plan costs and fees explains the wider budget.
Which route suits your purchase
| Your situation | Route to consider | Condition to satisfy |
|---|---|---|
| You have selected the developer and exact unit and can manage the checks | Developer direct | Clear quotation, independent verification and a manageable follow-up process |
| You are comparing developers, communities or payment schedules | An agent with relevant coverage | Evidence of useful comparisons, transparent fees and explained incentives |
| You need help coordinating a purchase from overseas | Either route with documented support | Named contacts, agreed tasks and verified payment instructions |
| The documents or incentives remain unclear | Pause the reservation | Obtain written clarification and specialist advice where needed |
Developer-direct purchasing is less suitable if you need a wider market comparison and cannot assess it yourself. An agent is less useful when the service consists mainly of forwarding brochures without checking your requirements or explaining alternatives.
Neither route resolves an unaffordable instalment schedule. Include enough reserve for later payments and possible delays. An agent's involvement does not remove construction risk, guarantee rental income or ensure a profitable resale.
Checks to complete whichever route you choose
- Verify the intermediary. If using an agent, request their broker registration number and agency details, then check the DLD licensed-broker service. Separately confirm their relationship with the developer for the proposed transaction.
- Verify the project. Use the DLD Project Status Enquiry or Dubai REST. Check the project identity, recorded progress and available inspection and escrow information; note the record's date.
- Verify the payment destination. Match property instalment instructions to the project's verified escrow information. Dubai's Law No. 8 of 2007, particularly Articles 7 and 9, provides for off-plan payments to enter project-specific escrow accounts. Independently verify any separate fee instructions.
- Read the reservation and SPA terms. Check payment triggers, completion provisions, permitted changes, cancellation and resale conditions. A lawyer should assess unclear contractual rights or an active dispute.
- Confirm registration and follow-up. Ask who handles provisional registration and what evidence you will receive. DLD's initial-sale service states that the signed SPA must be registered within 90 days. Agree who follows up on receipts, registration and outstanding documents.
Escrow controls the handling of project funds. Treat it separately from the question of whether the property, payment plan and completion timing suit you.
Choose the route that improves the documented purchase
My recommendation is to compare the complete written deal first. If the price and payment schedule match, assess whether the agent provides useful comparisons and support. If the developer-direct route fits your needs, verify the project and manage the purchase documents with the same care.
You should be able to explain why you chose the property, how every payment will be funded and who is responsible for the next step.

Frequently asked questions
Can I buy directly from a Dubai developer?
Yes. You can purchase through the developer's sales team, following its buying process and the required registration. The direct route still requires project verification, proper payment instructions and review of the purchase documents. An agent may help with comparison or coordination.
Do off-plan buyers pay the agent commission?
Developers commonly pay brokerage commission on primary off-plan transactions. Confirm whether your own agreement requires any buyer-side fee, what services it covers and whether VAT applies. Off-plan resales and separately commissioned advice can involve different arrangements.
Are developer and agent prices always identical?
Check the actual quotations. A valid comparison needs the same unit, issue date, payment schedule, charges and incentive conditions. A claim of price parity or a better deal should be confirmed in writing for the transaction.
Can a developer discount apply when I use an agent
Ask the developer to confirm the offer's eligibility for your unit and buying route. The answer depends on the written offer and its conditions.
How much cash should I budget before booking
Use the exact unit quotation and payment schedule. In the hypothetical example above, the initial subtotal is AED 360,000 and the first-year subtotal is AED 510,000. Both exclude other applicable charges, which must be added using verified amounts.
Does an agent guarantee completion or resale profit
No. An agent can help with comparison, checks and agreed follow-up, but cannot remove the project's delivery and market risks. Assess the SPA, payment capacity and project evidence whichever route you use.
