Compare the home, services, and ownership costs
A branded residence can justify its premium when the location, usable space, services and management suit your needs. Compare those benefits with the additional purchase price, annual costs and restrictions before deciding.
At AED 20 million, the purchase needs to work beyond the viewing. If this will be your family home, privacy and daily convenience matter. If you will visit a few times a year, reliable management may be worth paying for.
Start with how you will use the property. Then assess what the brand adds.
What are you paying for?
Branded residences connect a property with a recognised hospitality, fashion, automotive or design name. The scope of that relationship can vary by project.
Savills’ publication dated 3 February 2026 reported 64 completed branded residential schemes and 87 in the pipeline in Dubai. Those are figures from that report, rather than a live count of available homes.
For a buyer comparing Rosewood Residences with Armani Beach Residences, the useful questions are specific: who develops the property, who manages it, what services are promised, and what will ownership cost?
A design association and a residence operated by a hospitality company can offer different benefits. Ask for the actual arrangement before assigning value to either.
Compare the home before comparing the brand
Choose a credible alternative in the same location and price segment. Check the view, floor, completion status, usable space, specifications, and access.
A beachfront residence and an inland apartment are weak comparables, even if both have three bedrooms. Their price difference cannot reasonably be attributed entirely to branding.
The area measurement also needs attention. Ask how much of the quoted size is internal accommodation and how much is terrace or balcony. Compare usable layouts and the recorded price per square foot.
For a family purchase, check the route from parking to the front door, lift sharing, visitor access, staff accommodation and bedroom privacy. For a second home, ask how inspections, maintenance and arrivals will be handled while you are abroad.
These details help establish whether the particular home deserves its price.
What does the premium mean in cash?
Consider two hypothetical off-plan apartments with the same recorded area and similar location, view, specification and handover timing.
The branded apartment costs AED 20 million. The unbranded alternative costs AED 16 million. The purchase premium is 25%:
(AED 20 million ÷ AED 16 million − 1) × 100 = 25%.
The following illustration assumes a cash purchase, the buyer budgeting for the full 4% registration fee, and five years of service charges after handover.
| Selected cash requirement | Branded apartment | Unbranded apartment |
|---|---|---|
| Purchase price | AED 20,000,000 | AED 16,000,000 |
| Recorded area | 3,500 sq ft | 3,500 sq ft |
| Registration budget: assumed buyer allocation of 4% | AED 800,000 | AED 640,000 |
| Assumed annual service charge per sq ft | AED 50 | AED 30 |
| Annual service charges | AED 175,000 | AED 105,000 |
| Five years of service charges | AED 875,000 | AED 525,000 |
| Purchase price + registration budget + five-year charges | AED 21,675,000 | AED 17,165,000 |
The difference is AED 4,510,000: AED 4 million in purchase price, AED 160,000 in registration budget and AED 350,000 in service charges.
All property prices, areas and service-charge rates here are illustrative. DLD’s initial-sale service lists 2% for the seller and 2% for the purchaser. This example allocates both shares to the buyer’s budget; confirm the allocation for your transaction.
The totals exclude other registration or administration charges, brokerage and applicable VAT, furnishing, utilities, insurance, maintenance outside the service-charge budget, optional services, financing and selling costs. Charges are held constant, with no rental income or sale proceeds included.
The purchase price remains capital in an asset. These totals show selected cash commitments, rather than money necessarily lost through ownership.
For your shortlist, replace every assumption with written project-specific figures.
Establish what the annual charges cover
DLD’s Service Charge Index allows buyers to check RERA-approved charges for jointly owned properties by project, use and year. For an off-plan project without an approved operating budget, treat quoted future charges as estimates.
Ask separately about housekeeping, maintenance inside the apartment, dining, airport transfers, rental management and memberships. Establish which are included, optional or charged when used.
For an investment purchase, calculate net income after owner-paid expenses and a realistic vacancy allowance. A higher advertised rent does not, by itself, establish a better net return.
For a second home, consider whether the services save enough time and effort to justify their cost.
Ask for evidence of the brand’s role
Before reserving, request the relevant sale documents, service schedules and written explanations of the brand and operator arrangements.
| Question | Evidence to request |
|---|---|
| What does the brand actually provide? | Written scope of its design, operating or service role |
| Who manages the residences? | Named management entity and service responsibilities |
| Which benefits are included? | Service schedule, exclusions and additional-charge list |
| What if the brand or operator changes? | Relevant contract terms or a written summary for legal review |
| What can the owner do with the home? | Rules covering occupation, guests and rental programmes |
| What is being delivered? | Contractual floor plan, area breakdown and specification |
The full commercial licence may not be available to individual buyers. If so, request a written explanation of the provisions that affect ownership and have an independent property lawyer assess the relevant documents.
A brochure is useful for understanding the proposition. The decision should rest on the home and obligations you are actually buying.
Off-plan buyers need a separate delivery check
The brand’s reputation and the developer’s ability to deliver are separate parts of the assessment.
DLD states that Dubai REST provides off-plan project information including completion percentages, project photographs and escrow account details. Use those records to check the project being offered. Registration information alone does not establish the eventual quality, service level or completion date.
Review the developer’s completed work, construction progress, payment obligations and contractual handover provisions. Keep the handover balance available within your financial plan.
If you are comparing Dubai off-plan projects, record the total commitment and the timing of payments for each option. A manageable booking payment can still lead to a substantial balance later.
Use the Dubai off-plan SPA checklist to organise the underlying contract review.
Which buyer does the premium suit?
| Buying purpose | What needs to justify the premium |
|---|---|
| Main family home | Privacy, layout, daily access and useful services |
| Second home | Dependable management and clear costs while absent |
| Long-term rental investment | Evidence of achievable net income and tenant demand |
| Occasional use with rentals | Suitable letting rules, management terms and owner access |
A branded residence can suit buyers who value the specific services, design and management arrangement enough to pay the additional price.
It is less suitable when the premium stretches your budget, the recurring costs remain unclear, or the property compromises features you need. A buyer seeking extensive private outdoor space should assess a villa alongside apartment options.
Think about the next buyer
Before committing, ask what would make this particular residence attractive on resale.
Review recent registered transactions for genuinely comparable homes. DLD publishes real estate transaction data, but comparisons still require care over location, unit size, view and transaction type. Asking prices and launch prices answer different questions from completed sales.
Also consider competing supply expected around your intended exit, the ongoing charges a future buyer would inherit, and any restrictions on assignment before handover.
Test a slower sale and a lower sale price in your own financial plan. These are scenarios for assessing resilience, rather than predictions.
For rental use, compare gross rent, owner-paid expenses and acquisition costs consistently. Keep projected rents clearly separate from achieved rents.
My recommendation before you commit
Assess three things together: the property itself, the services you can substantiate, and the full financial commitment.
Paying more can be reasonable when those benefits fit how you will use the home. If the additional value remains difficult to identify, widen the comparison before booking.

Frequently asked questions
Are branded residences in Dubai worth the premium?
They can be, when the additional price buys location, space, design, services or management that you value. Compare the specific home with a credible alternative and check the recurring costs before deciding.
Does a higher purchase price mean a higher investment return?
No. A price premium measures a difference between properties. Your return depends on income, expenses, purchase and selling costs, changes in value and the time you hold the asset.
Are all branded residences operated like hotels?
Do not assume they are. Establish the brand’s role, the residential operator and the services included in the contractual arrangements for the project.
Can I recover the brand premium when I sell?
There is no assurance. Future buyers will assess the property, price, ongoing charges, market conditions and competing options available at that time.
What should I check before paying a reservation deposit?
Confirm the project and developer, payment instructions, reservation and refund terms, service assumptions, brand involvement and the documents governing the purchase.
