Verified launch prices and practical buying advice

Hudayriyat Island offers several ways to buy into Abu Dhabi’s growing coastal property market, from apartments and townhouses to hillside villas, waterfront residences and land for a custom home. The right choice depends on your budget, move-in date, and ability to fund the full purchase.

This guide follows Modon’s published development records and Abu Dhabi’s official buyer guidance, checked on 13 October 2026. Hudayriyat is also commonly written as Al Hudayriat Island. Published prices are reference figures; they do not confirm that a particular unit is available today.

Quick answer: Hudayriyat Island is Modon’s developing coastal community in Abu Dhabi. Residential launches began in March 2024. Buyers can compare apartments, villas, townhouses and plots, but each release has different prices, payment terms and completion dates.

What Hudayriyat Island is and who develops it

Hudayriyat is a mixed-use island development opposite Al Bateen, connected to Abu Dhabi by a bridge. Modon is the master developer. Its appeal combines access to the city with beaches, sports facilities and a growing choice of residential communities. Developer island guide.

The residential development is still being delivered. A leisure venue opening, a community launch and a home handover are separate milestones. Visiting an operating beach or sports complex does not establish that the surrounding homes, schools or community facilities are complete.

Modon’s 2025 annual report gives the following masterplan figures. They describe the scale and intended development; they are not a count of completed homes or occupied households. Annual report, printed pages 49–52.

Masterplan measure Developer’s published figure
Gross land area More than 50 million square metres
Planned units 40,000
Target resident population 170,000
Coastline 88 kilometres
Beaches 22 kilometres
Cycling network 220 kilometres
Open space More than 15 million square metres

Earlier figures need their dates. The June 2023 announcement described more than 51 million square metres, 53.5 kilometres of additional coastline and 16 kilometres of beaches. The later annual report uses 88 kilometres of coastline and 22 kilometres of beaches. These publications do not fully reconcile the measurement basis, so the figures should not be added together or treated as proof of delivered waterfront. Original masterplan announcement.

When Hudayriyat Island launched

There are three useful starting points: the public leisure district in November 2020, the large masterplan announcement in June 2023, and residential launches in March 2024. Modon’s annual report identifies Nawayef West Hills and Al Naseem Community under March 2024. Official tourism record; developer chronology, printed pages 75–76.

Published milestone Development record What it means for buyers
10 November 2020 Public leisure destination opened. Tourism authority The island’s visitor facilities predate residential sales.
13 June 2023 Major Hudayriyat masterplan unveiled. Modon A development plan, rather than a residential handover.
March 2024 Nawayef West Hills and Al Naseem launched. Annual report Start of the residential launch programme in the developer chronology.
7 November 2024 Nawayef East released. Modon Homes and selected Heights types came first; further collections were planned later.
10 December 2024 Nawayef Park Views launched. Modon The island’s first freehold apartment release.
6 May 2025 Nawayef Village launched. Modon First townhouse release, also including twin villas.
1 July 2025 Wadeem plots launched. Modon Buyers purchase land for a custom home.
8 December 2025 Bashayer launched. Modon Waterfront villas and apartments joined the residential offering.
19 December 2025 AED 5 billion Nawayef East and West construction contract announced. Modon Main contract for 735 villas; this is a construction value, not a sales figure.
7 July 2026 Golf Estates sales milestone announced. Modon 1,700 homes sold within days; the release does not give an exact launch day.
July 2026 Bashayer final-phase sell-out reported. Modon A later release of 300 residences, distinct from the 2025 launch report.
30 September 2026 Wadeem Gardens phase one launched. Modon New developer-built villas, with an ADIB finance option for eligible buyers.

Dates above identify published milestones. A sales announcement can follow the actual sales event. For example, the Bashayer final-phase page is dated 17 July 2026 in the archive but carries a 16 July dateline. Neither date establishes the contractual completion date of a home.

How much property Modon has sold on Hudayriyat

Modon has disclosed substantial sales for individual releases. The table preserves the community, reporting period and definition of each figure.

Developer sales report Units or release covered Reported sales value Reported selling period
Nawayef Village, May 2025. Record 378 homes Approximately AED 2 billion Same day as launch
Wadeem, 4 July 2025. Launch; sell-out Complete plots release; launch described more than 1,700 plots AED 5.5 billion Within 72 hours
Bashayer, 10 December 2025. Record 157 villas and 330 apartments AED 3 billion Within one day of launch
Hudayriyat Golf Estates, 7 July 2026. Record 1,700 residences sold More than AED 13 billion Within days of launch
Bashayer final phase, July 2026. Record 300 residences Approximately AED 1.25 billion Within one day of launch

These figures are developer-reported release sales, not an independently audited lifetime total for the island. No definitive island-wide sales total through 13 October 2026 was verified in the reviewed public records. Nor was a stand-alone sell-out value verified for every earlier Nawayef or Al Naseem release, Park Views or Wadeem Gardens.

For a separate registered-market measure, Abu Dhabi Real Estate Centre reported AED 19 billion of residential sales on Hudayriyat in H1 2026, representing 27% of Abu Dhabi’s residential sales value during that half-year. This is official transaction data for a defined period. Do not add it to launch press releases, because their coverage and timing can overlap. ADREC H1 2026 report announcement.

Fast sales establish demand for those releases. They do not establish the resale price, rental income or capital growth of the unit you are considering.

How many phases will Hudayriyat Island have

A fixed total number of island-wide launch phases has not been verified in Modon’s public records. The developer releases individual communities and collections in stages. A phase number in one community does not describe the entire island’s development schedule.

The published record supports these more specific statements:

  • The 2023 masterplan referred to enabling infrastructure for Phase 1, with work planned over the following 18 months. This was an infrastructure programme, not a promise to finish the island in 18 months. Original announcement.
  • The November 2024 Nawayef East release initially included Homes and Heights types 5–8; Heights types 1–4 and Mansions were to follow later. Launch record.
  • The May 2025 Nawayef Village sell-out release invited interest in upcoming phases, without stating their total number. Sales record.
  • Modon described the July 2026 Bashayer release as its final phase. That label does not mean the entire island is in its final phase. Sales record.
  • Wadeem Gardens was explicitly announced as phase one in September 2026. Its launch release did not establish a total phase count or a verified sell-out value. Launch record.

Ask which release, building or villa collection a quotation covers. That determines the price, specification, payment schedule, and completion terms you should compare.

Hudayriyat Island communities and published prices

The references below come from Modon’s dedicated project pages, checked on 13 October 2026. A published starting price or average price is useful for a first comparison, but it is not a live inventory check.

Community Property choice Published price reference
Nawayef Park Views 1–4 bedroom apartments From AED 2 million
Nawayef Village 3–4 bedroom townhouses and 5-bedroom twin villas From AED 4.1 million
Nawayef East Homes, Heights and Mansions, spanning 4 to 8 bedrooms Homes from AED 6.6 million; Heights from AED 19.3 million; Mansions price to be confirmed
Al Naseem Community 4–6 bedroom standalone villas 4-bedroom villas from AED 7.8 million; 5-bedroom from AED 9 million; 6-bedroom from AED 10 million
Bashayer Apartments, townhomes, penthouses and 4–5 bedroom villas Apartment entry reference AED 2.5 million; obtain a quotation for the selected type
Hudayriyat Golf Estates Townhomes, golf homes, villas and mansions AED 4.2 million is the published average for 3-bedroom townhomes, not a verified starting offer
Wadeem Gardens Developer-built 4–6 bedroom villas From AED 8.7 million, AED 10.2 million and AED 11.6 million respectively

Two further names matter. Nawayef West appears in the developer’s launch chronology and construction records; its exact release terms need separate confirmation. Wadeem plots are the land offering launched in 2025. A plot purchase needs a construction budget and approvals as well as the land price. It should not be compared with Wadeem Gardens as if both prices include a finished villa. Annual report; Wadeem launch.

Choosing a community around your needs

For an apartment purchase, compare Park Views’ park setting with Bashayer’s waterfront positioning, then inspect the actual floor, outlook, terrace and service-charge budget. For a townhouse or twin villa, Nawayef Village and Golf Estates provide different settings and delivery schedules.

For a standalone family home, Al Naseem, Nawayef East and Wadeem Gardens warrant a closer look. Compare privacy, internal floor area, plot size, parking and the included specification. A hilltop, golf or waterfront description applies differently to individual plots; it does not guarantee every home a protected view.

Wadeem Gardens deserves a specific check: Modon says its villas are not directly on the waterfront. The page also describes space and provision for a swimming pool, subject to approval. Ask whether your price includes a finished pool or only the provision. Developer FAQ.

Payment plans and expected handovers

There is no single Hudayriyat completion date. These are the dedicated developer pages’ published references; the selected unit’s sale and purchase agreement, including permitted extensions, must be reviewed separately.

Community or collection Published payment plan Published handover reference
Nawayef Park Views 60/40 Q1 2028
Nawayef Village 50/50 From Q1 2029
Nawayef East 40/60 December 2028
Al Naseem 40/60 Q4 2027 for the first phase
Bashayer 50/50 on the current residences page Villas Q1 2030; apartments Q2 2030
Hudayriyat Golf Estates 40/60 Q3 2030; FAQ specifies August 2030
Wadeem Gardens 25/75 Q2 2031

Sources: Park Views, Village, East, Al Naseem, Bashayer, Golf Estates, Wadeem Gardens.

Some island overview pages and project FAQs publish different handover dates. This guide uses dedicated project information and keeps releases separate. Obtain a dated written schedule for your exact unit before relying on any quarter in this table.

A 60/40 plan normally describes 60% of the price before handover and 40% at handover, but the instalment dates and booking amount still matter. Park Views’ published example is 10% at booking, 50% during construction and 40% at handover. It does not describe payments after handover. Developer payment explanation.

An example of the cash needed

Take a hypothetical AED 2 million apartment using that published 60/40 structure. This is a budgeting illustration, not an available-unit offer. The example assumes the buyer pays the full 2% registration charge; confirm the actual allocation in the contract.

Payment or cost Illustrative amount
Booking payment at 10% AED 200,000
Remaining construction instalments at 50% AED 1,000,000
Final price payment at 40% AED 800,000
Registration at 2% of AED 2 million AED 40,000
Price plus this registration allowance AED 2,040,000

This total excludes finance costs, administration or transaction-specific fees, furnishing, service charges and moving costs. DARI’s off-plan registration guidance states a 2% sale-price fee and identifies a late-registration charge after 21 days from the contract date. Agree who registers the sale and when; do not simply assume registration waits until handover. Official registration guide.

How the ADIB finance option works

Modon announced its ADIB off-plan finance partnership in July 2026, followed by Wadeem Gardens’ phase-one launch in September. The launch advertises up to 75% finance for eligible applicants, subject to bank assessment. It also announces a non-transferable 5% rebate for UAE national buyers, equivalent to the final 5% price payment at handover. Partnership announcement; Wadeem Gardens launch.

The finance headline does not establish your approved borrowing amount, profit rate or monthly payment. Obtain bank terms covering affordability, payment commencement, fees, valuation, early settlement and what happens if completion is delayed. Keep a funding plan for a reduced approval amount or a rejected application.

What is operating and what is still planned

Hudayriyat’s appeal includes leisure facilities you can experience before buying. Modon and Abu Dhabi’s tourism authority describe Marsana’s beach and dining, 321 Sports, Circuit X, Trail X and Bab Al Nojoum. Surf Abu Dhabi has a current operating and booking FAQ. Visit the venues relevant to your lifestyle rather than judging the island only from renders. Modon destination guide; tourism authority; Surf operator FAQ.

Keep future facilities separate. Velodrome Abu Dhabi remains labelled “Coming Soon” on Modon’s website at this review date. The wider urban park, Olympia Resort and community-specific schools, healthcare, retail and clubhouses should be checked against opening announcements for the relevant phase. An amenity in a masterplan is not proof that it is operating. Modon current website; annual report.

Public island access does not establish free membership or unlimited use of every sports venue, beach club or community facility. Ask what ownership includes, what requires a separate ticket or membership, and whether access is public, resident-only or shared with other communities.

Location, schools and everyday access

Modon’s island guide gives approximate driving times of 15–20 minutes to Abu Dhabi city centre and 25–30 minutes to the airport. These are broad estimates. Your villa’s position, the route and traffic can change the journey; test the commute at the times you actually travel. Dubai-based buyers should test the intercity journey before considering a daily commute. Developer location guide.

For families, request the name, operator, opening date, curriculum, fees, and admissions position of any proposed school. Check the actual clinic, supermarket and school journey available for your intended move-in date. A future school on a plan does not secure a place for your child.

What buyers should verify before booking

Abu Dhabi Real Estate Centre says off-plan projects must be registered, backed by a licensed escrow account and listed on its verified Madhmoun platform before marketing or sale. Buyer payments go to the approved project escrow account. Check the licensed broker and the permitted listing as well as the developer and unit details. ADREC project and escrow guidance.

Before paying a reservation amount, request:

  • Project and unit identity: registered project name, phase, unit number, ownership rights, verified listing and approved payment instructions.
  • The actual property: floor plan, internal built-up area, external areas, plot size where relevant, orientation, parking and surrounding land uses. Compare prices using the same area definition.
  • Included specification: finishes, appliances, air-conditioning, landscaping, pool, smart-home equipment and any furniture. Separate installed items from provisions.
  • The full cost and schedule: reservation terms, instalment dates, registration allocation, administration charges, financing, service-charge budget and recurring maintenance.
  • Completion terms: contractual handover, permitted extensions, remedies, snagging procedure and warranty terms.
  • Exit terms: assignment threshold, developer consent, charges, registration process and finance restrictions. For example, current Golf Estates and Wadeem Gardens FAQs mention at least 20% paid, plus project conditions; this is not an island-wide resale rule. Golf Estates; Wadeem Gardens.
  • For a Wadeem plot: permitted design, building limits, infrastructure delivery, construction deadlines, approval route and a complete independent build budget.

Escrow and registration are essential checks, but they do not remove construction-delay or investment risk. A reservation receipt, marketing brochure or sell-out announcement cannot substitute for reviewing the documents for your purchase.

Ownership and Golden Visa considerations

Modon markets the reviewed residential communities as freehold and open to buyers of all nationalities. Confirm the rights and registration for the precise property, especially where a quotation relates to a plot or an assignment. Developer community information; Abu Dhabi ownership provisions.

Property ownership may support a Golden Visa application, but a booking does not grant residency. Abu Dhabi Residents Office publishes a 10-year real-estate investor route with an AED 2 million threshold and specific documentation. Its published off-plan checklist asks for evidence of at least AED 2 million already paid to the developer. Mortgage and off-plan applications need their own eligibility review. Confirm the current route with TAMM or ICP before making residency central to the purchase. Abu Dhabi Residents Office; current ICP investor entry service.

Is Hudayriyat Island suitable for investment?

Hudayriyat can suit a buyer who values the island’s active lifestyle and can hold a property through its construction and early community years. Apartments offer lower published price references than many villas, while family-home and custom-build options address different needs.

For an investment purchase, test the exact unit’s price, cash commitments, competing future supply and eventual letting costs. The developer’s plan for 40,000 units is relevant to future competition as well as the island’s growth. Launch popularity alone cannot settle either question.

No verified future rental yield for an unfinished unit is established by the sources used here. Model a conservative rent, vacancy, service charges, maintenance, management and finance costs. Divide net income by your full acquisition cost, and keep the assumptions visible. Do not present an assumed rent as an achieved Hudayriyat rental result.

Buyers needing an immediate move-in date or immediate rental income should assess completed, occupiable alternatives. Buyers depending on a quick assignment should first establish developer consent, their payment threshold, and a realistic resale market.

Discuss your Hudayriyat Island purchase

Send me your budget, preferred home type, intended use, and target move-in date, together with how much you can pay before handover. Those details create a useful starting point for discussing which communities deserve closer investigation and which current documents to request.

Frequently asked questions

When did residential sales on Hudayriyat begin

Modon’s annual report places Nawayef West Hills and Al Naseem Community in March 2024. The masterplan announcement was in June 2023, and the public leisure destination opened in November 2020. These dates refer to different development milestones. Developer chronology.

How many launch phases will the island have

A fixed island-wide phase total was not verified. Modon launches individual communities and collections in stages. Wadeem Gardens was announced as phase one in September 2026; Bashayer’s July 2026 final-phase label applies to Bashayer, rather than the entire island. Wadeem Gardens; Bashayer.

Are there apartments as well as villas

Yes. Nawayef Park Views offers 1-4 bedroom apartments. Bashayer includes apartments and penthouses as well as townhomes and villas. Other communities provide townhouses, standalone villas, mansions or self-build plots. Confirm the exact collection and specification. Park Views; Bashayer.

What is the lowest verified published price reference

Among the dedicated developer pages reviewed, Park Views publishes an apartment starting reference of AED 2 million. This does not confirm an available AED 2 million unit today. Obtain a dated quotation before setting your budget around that figure. Developer page.

Is Wadeem Gardens the same as buying a Wadeem plot

No. Wadeem’s 2025 launch offered residential plots for buyers to design and build a home. Wadeem Gardens’ September 2026 launch offers developer-built villas. Land prices and villa prices therefore cover different purchases and need different budgets. Plots launch; Gardens launch.

Does sold out mean property is unavailable forever

A sell-out announcement describes a particular launch release. Later releases, cancellations or lawful assignments may have different availability. Check the developer or a licensed Abu Dhabi broker for the exact unit and date; a historic press release is not live inventory.

Can international buyers purchase property here?

Modon states that the reviewed residential communities are freehold and open to all nationalities. The precise ownership rights, project registration and buyer documentation should still be checked for the selected unit. Ownership and mortgage approval are separate matters. Modon ownership information.

Does an AED 2 million purchase guarantee a Golden Visa

No. Residency depends on the applicable investor route, payment or ownership evidence and authority approval. Abu Dhabi Residents Office’s published off-plan checklist asks for at least AED 2 million paid to the developer. Confirm your application requirements before purchasing for residency. Official guidance.

Can an off-plan home be rented out now?

An unfinished, unhanded-over home cannot provide immediate residential rental income. Budget for the construction period, completion, and time needed to prepare and let the property. Any projected future rent should be clearly identified as an assumption.

Is Velodrome Abu Dhabi already open?

Modon’s current website labels it Coming Soon at the review date. Other leisure facilities operate on the island, but the opening status of each venue and each residential amenity must be checked separately. Developer website.

Research note: This independent guide uses dated developer releases, dedicated project pages and official Abu Dhabi records. Information was checked on 13 October 2026. Plans, published prices and delivery schedules can change; obtain current written documents for the property you intend to buy.
