Compare communities, payment commitments and delivery timelines
The first question about Hudayriyat is usually the price. The more useful question is what that price buys, how much cash the purchase needs, and whether the home will be ready when you need it.
An apartment, a hillside villa and a plot for a custom home create very different commitments. Even neighbouring communities can have different payment schedules and delivery targets.
Quick answer: Hudayriyat Island is Modon’s developing residential destination in Abu Dhabi. Buyers can choose apartments, townhouses, villas and plots, but prices, payment commitments and handovers vary by community. Check the exact release before comparing offers.
Information checked on 20 October 2026. Published prices below are developer references, not confirmation of available units. Buyers still choosing an emirate can also compare off-plan buying options in Dubai.
What is Hudayriyat Island, and who develops it?
Hudayriyat sits opposite Al Bateen in Abu Dhabi and connects to the mainland by bridge. Modon is the master developer. The island combines an established leisure destination with residential districts being developed in stages.
That distinction matters. An operating beach or sports venue does not establish that a particular residential phase, school or clubhouse is complete. modon.com
How the residential offering has expanded
The major masterplan was announced in June 2023. Subsequent published milestones include:
- 2024: Nawayef East was released in November, followed by Nawayef Park Views apartments in December.
- 2025: Nawayef Village townhouses launched in May, Wadeem residential plots in July, and Bashayer waterfront homes in December.
- July 2026: Modon announced Golf Estates launch sales and the sell-out of Bashayer’s final phase.
- September 2026: Wadeem Gardens phase one introduced developer-built villas within the wider Wadeem masterplan. modon.com
These are launch and sales milestones. Each home’s construction and contractual completion must be checked separately. A final phase of Bashayer does not mean the whole island is in its final phase; no fixed island-wide phase count was established in the records reviewed.
Hudayriyat Island communities, prices and handovers
The following references come from Modon’s dedicated project pages, checked on 20 October 2026. They provide a starting point for comparison; the quotation and sale and purchase agreement, or SPA, must identify your exact release.
| Community and home type | Published price reference | Payment plan and scheduled handover |
|---|---|---|
| Nawayef Park Views: 1–4 bedroom apartments | From AED 2 million | 60/40; Q1 2028 |
| Nawayef Village: townhouses and twin villas | From AED 4.1 million | 50/50; from Q1 2029 |
| Nawayef East Homes: 4–5 bedroom villas | From AED 6.6 million | 40/60; December 2028 |
| Al Naseem: 4–6 bedroom villas | FAQ reference from AED 7.8 million for 4 bedrooms; 5-bedroom factsheet from AED 9 million | 40/60; first phase Q4 2027 |
| Bashayer: apartments, townhomes, penthouses and villas | 1-bedroom apartment average AED 2.5 million; FAQ also uses this as a starting reference | 50/50; dedicated page gives apartments Q2 2030 and villas Q1 2030 |
| Hudayriyat Golf Estates: townhomes, villas and mansions | 3-bedroom townhome average AED 4.2 million | 40/60; Q3 2030, with August specified in the FAQ |
| Wadeem Gardens: 4–6 bedroom villas | From AED 8.7 million for 4 bedrooms | 25/75; Q2 2031 |
These are developer-published references. 4 Bedroom Apartments Abu Dhabi
Starting prices and averages describe different things. Neither establishes today’s resale value or guarantees an available home at that figure.
There are also inconsistencies within the developer’s public information. Its island FAQ gives Bashayer a Q3 2028 target, while the dedicated project page gives the later dates above. These references cannot be assumed to describe the same release. Obtain written confirmation for the unit being offered. Master-Planned Community by Modon
Nawayef West needs its own collection-specific documents. Wadeem plots need a land-and-construction budget and should be assessed separately from Wadeem Gardens’ developer-built villas.
Which community should you investigate first?
For an apartment, begin with Park Views and Bashayer. Compare usable internal space, terrace size, outlook, parking and service-charge assumptions. A lower entry price does not settle which layout suits you.
For a townhouse, compare Nawayef Village with the relevant Golf Estates home. Check attached walls, plot position, privacy and access to everyday facilities. Their published delivery periods differ materially.
For a standalone family home, investigate Al Naseem, Nawayef East and Wadeem Gardens around your move-in date and funding capacity. Dubai-based families should also compare off-plan villas in Dubai against their actual work and school journeys.
For a premium waterfront or hillside purchase, review the precise plot and protected outlook. Buyers comparing emirates can assess luxury property in Dubai using the same layout, access, service-cost and completion criteria.
One detail worth checking: Modon says Wadeem Gardens villas are not directly on the waterfront. Its pool provision also does not establish that the purchase price includes a finished swimming pool. modon.com
How much cash does a developer purchase require?
A payment-plan percentage becomes useful when converted into dirhams. The examples below apply the published headline splits to the referenced prices; they are budgeting illustrations, not offers or complete dated instalment schedules.
| Illustrative purchase | Price paid before handover | Price due at handover | Separate 2% registration allowance |
|---|---|---|---|
| AED 2 million Park Views apartment, 60/40 | AED 1,200,000 | AED 800,000 | AED 40,000 |
| AED 4.1 million Village home, 50/50 | AED 2,050,000 | AED 2,050,000 | AED 82,000 |
| AED 6.6 million East Homes villa, 40/60 | AED 2,640,000 | AED 3,960,000 | AED 132,000 |
The registration allowance assumes the buyer pays the full 2%. Confirm the allocation and payment date in the transaction documents. These totals exclude administration, financing, furnishing and other transaction-specific costs.
Booking money and the first year
Park Views publishes 10% at booking, 50% during construction and 40% at handover. On an AED 2 million example, booking is AED 200,000. Adding the AED 40,000 registration allowance gives a budget of AED 240,000 before other charges; confirm when each amount falls due. 4 Bedroom Apartments Abu Dhabi
The 60/40 headline does not tell you the first year’s total. Add every instalment due within 12 months of your booking date, then the relevant fees. A buyer joining later may face a different immediate commitment, so request the dated schedule for that offer.
DARI’s off-plan registration guide specifies a 2% sale-price charge and warns of a late-registration charge after 21 days from the contract date. Agree who handles registration and obtain the certificate. This is an Abu Dhabi purchase governed by its registration process; Dubai’s DLD and Oqood charges should not be inserted into the budget. help.dari.ae
Wadeem Gardens and financing
Wadeem Gardens publishes a 25/75 plan. Its September 2026 launch announcement also advertises up to 75% off-plan finance through ADIB for eligible applicants. modon.com
Those percentages do not establish your approved loan or monthly payment. Obtain written bank terms covering eligibility, repayment commencement, valuation, fees and the effect of a delayed handover. Keep enough flexibility for a smaller approval than expected.
Buying from an existing off-plan owner
An off-plan resale, often called an assignment, can require substantially more cash now than a fresh developer booking. You may need to reimburse the seller’s paid instalments and pay a premium, while taking over the remaining developer payments.
Consider this hypothetical example:
| Item | Illustrative amount |
|---|---|
| Original developer price | AED 2,000,000 |
| Instalments already paid by seller: 40% | AED 800,000 |
| Agreed resale price | AED 2,150,000 |
| Premium over original price | AED 150,000 |
| Remaining developer balance | AED 1,200,000 |
| Payment to seller at transfer | AED 950,000 |
Here, AED 950,000 paid to the seller plus AED 1,200,000 remaining with the developer equals the AED 2,150,000 resale price. Registration, consent, brokerage and finance costs are additional and need a transaction-specific quotation.
The example assumes valid developer consent, no overdue instalments and an agreed transfer of the remaining obligations. Check the SPA and current statement of account before using the calculation.
Modon’s Golf Estates and Wadeem Gardens FAQs mention at least 20% paid before a permitted resale, alongside other project requirements. That is not a universal island-wide assignment rule or assurance that a buyer can be found. modon.com
What should you verify before booking?
Ask for these documents and answers before transferring reservation funds:
- Project and unit identity: registered project, phase, unit number, ownership rights, permitted listing and appropriately licensed broker.
- Payment instructions: approved project escrow details, reservation conditions and refund terms.
- Property specification: internal area, terrace, plot, parking, orientation and exactly what the price includes.
- Complete funding schedule: dated instalments, registration allocation, administration charges and finance conditions.
- Delivery terms: contractual completion, permitted extensions, remedies, snagging and warranty provisions.
- Running and exit costs: service-charge budget, maintenance, assignment conditions and consent fees.
ADREC requires off-plan projects to be registered, backed by licensed escrow accounts and listed on Madhmoun before marketing or sale. Confirm the details for the actual project. Escrow oversight does not remove construction-delay or investment risk. adrec.gov.ae
For a Wadeem plot, also obtain the design rules, infrastructure schedule, construction deadlines, approvals and independent build budget. The land price is only part of delivering a usable home.
Is Hudayriyat suitable for your plans?
ADREC reports AED 19 billion in Hudayriyat residential sales during H1 2026, representing 27% of Abu Dhabi’s residential sales value. Separately, Modon reported more than AED 13 billion in Golf Estates launch sales and approximately AED 1.25 billion for Bashayer’s final phase. The datasets can overlap and should not be added together. adrec.gov.ae
These figures establish sales activity. Construction progress, delivery quality, resale liquidity and future rent require their own evidence.
Hudayriyat may suit a buyer who wants an Abu Dhabi home, values the island’s setting, can fund the completion balance and can hold through construction and early community development.
It is less suitable for someone needing immediate occupation or rent, relying on a quick resale, or treating future mortgage approval as certain.
For an investment, model rent, vacancy, service charges, maintenance, management and financing separately. Gross yield uses rent before expenses; a net calculation deducts the relevant costs. Divide by the full acquisition cost and identify whether financing is included. No achieved rental yield for your unfinished unit is established by these launch records.
For family use, test the commute at normal travel times and verify the actual school, clinic and supermarket options for your intended move-in date. Ask which amenities are operating, planned, resident-only or separately charged.
My recommendation is to shortlist by home type and completion window first, then compare the cash schedule and exact unit. Starting with the lowest advertised price can leave the most important commitments unexplained.

Frequently asked questions
Can international buyers purchase on Hudayriyat Island?
Modon markets the reviewed residential communities as freehold and open to all nationalities. Confirm the ownership rights and required documentation for the precise unit. Ownership, mortgage approval and residency are separate matters.
Does sold out mean there is nothing left to buy?
A sell-out announcement describes a particular release. Later phases, returned units or lawful assignments may create other options. Availability needs a dated check; a historic launch announcement does not establish current stock.
Is Wadeem Gardens the same as a Wadeem plot?
Wadeem’s 2025 release offered land for a custom home. Wadeem Gardens offers developer-built villas. The budgets cover different purchases, especially once construction and approvals are included. modon.com
Are the published handover dates guaranteed?
They are scheduled developer references. Review the exact release’s SPA, extension provisions and current construction evidence. An island overview date cannot establish the completion date for every home.
Can I earn rent while the home is under construction?
An unfinished, unhanded-over home cannot provide immediate residential rent. Allow for completion, preparation and letting time before rental income begins, and keep future rental assumptions visible.
